ARCHITECTURAL CONTROL COMMITTEE GUIDELINES AND REGULATIONS FOR CONSTRUCTION Revised May 14th, 2009
Plans for new construction and any improvements to existing structures must be submitted to the Architectural Control Committee (ACC) for approval. A $500.00 building fee will be charged on all new construction to cover the five construction inspections plus one weekend inspection. Payment of $500.00 should be submitted along with the building plans and signed Owner Obligation for Construction Damage to Common Property form. Plans should be sent certified mail with a return receipt. A plot plan showing the location of the structure and trees to be removed must also be submitted. The trees to be removed must be marked and the location of the house staked prior to submission of the plans.
A minimum of 1600 sq. ft. (1800 sq.ft. lakeside), exclusive of basement, is required for all residences with a minimum of 1000 sq. ft. of living space to be located on the main level
A building permit must be obtained from Paupack Township prior to start of construction. If construction is started without prior approval of the ACC, legal action will be taken and the cost of this action will be passed on to the property owner. It may also be necessary to restore the property to its original condition.
We recommend that the general contractor and sub-contractors carry a minimum of $1,000,000 liability insurance plus workman’s compensation.
The structure must be at least 100 feet from the shoreline on lakefront lots and 50 feet from all property lines including the roadway on all lots unless approval for any deviation is obtained from the ACC.
All structures must be in earth tone colors.
The ACC inspector will determine the need for and the size of a culvert pipe.
No trees over 6 inches in diameter shall be removed without written consent of the ACC. Trees removed for driveway and building sites (30 ft. maximum on each side of house. Any deviation requires additional approval) are exempt from this restriction.
Construction work shall be limited to the following hours: 7:30 AM to 6:00 PM on weekdays and 8:00 AM to 1:00 PM on Saturdays and Holidays. There will be no construction permitted on Sundays.
All trash must be removed from the site. There will be no burning or burying of leftover building materials. There will be no dumping on other lots within the community.
The ACC must be notified upon completion of construction to allow an inspection to be scheduled by the ACC. It is the responsibility of the property owner to inform the contractor of the rules and regulations governing Hidden Lake Estates as set forth in the Covenants, By-Laws and Rules and Regulations.
An approved structure is considered completed when a copy of the “Certificate of Occupancy” has been delivered to Hidden Lake Estates Architectural Control Committee.
