1.22 "Owner" means any person, firm, corporation, partnership, association, trust or other legal entity
in whose name a Warrant,;. Deed to a lot or a Condominium Unit is recorded in the Recorder's Office
for Wayne County; provided, however, that Declarant shall be deemed to be the owner of any Lot or
Condominium Unit with respect to which a Warranty Deed has not been recorded in the ,Recorder's
Office, conveying such Lot or Condominium Unit from Declarant to the initial transferee thereof. Any
person or persons who rent or occupy the premises with the consent of the owner is also included in
the definition of owner.
1.23 DELETED
1.24 "Plat" means a final subdivision map or Condominium Plat with respect to the Subdivision duly
recorded by Declarant in the Recorder's Office for Wayne County, Pennsylvania. The term "Plats" shall
mean all of the final subdivision maps or Condominium Plat of the Subdivision as may be, from time to
time, recorded by Declarant in said Recorder's Office and which are identified thereon as being a part
of the property subject to this Declaration, including any and all additions or revisions thereto.
1.25 "Residential Dwelling Unit" shall mean and refer to any Improvement placed upon a Lot by an
Owner intended for use as a single-family residential dwelling, including without limitation, any
single-family detached dwelling, garden home or patio dwelling. It shall also refer to the Condominium
Units located within the Condominium Project. The minimum square footage, height and size
requirements are set forth in Article V below. The Condominium Units are excluded from these
requirements.
1.26 "Subdivision" means all of the real property comprising Hidden Lake Estates as shown on the
Plats recorded by the Declarant in the Recorder's Office.
1.27 "Turnover Date" means the date on which the rights of the Declarant to designate the members
of the Board of Directors of the Association are terminated pursuant to Section 13.4.
II. RESIDENTIAL LOTS
2.1 Designation of Residential Lots
Residential Lots (herein referred to as "Lot"or ."Lots") shall be created by the recording of a Plat in the
Recorder's Office for Wayne County, Pennsylvania which will be identified as a part of Hidden Lake
Estates. Each recorded Plan shall more particularly describe the boundaries of each Lot which are
created by the Plat. The Plats of Lots recorded in the Recorder's Office for Wayne County,
Pennsylvania in Plat Book Volume 61 at Pages 9, 10 and 11 are incorporated herein by reference and
made a part hereof.
