The Lots in the Subdivision shall be described on the Plats for the Subdivision which may be from time
to time made a part of Exhibit "A" hereto by the recordation of said Plats. Each Lot is identified by a
number such that no Lot bears the same numerical designation as any other Lot.

2.2 Use of Lots.
Unless otherwise provided in this Declaration, lots shall be used only for single household, residential
purposes. However, the property dedicated to the Condominium Project shall contain a complex of
Condominium Units. Each of the Condominium Units shall be used for single household residential
purposes by the Owners thereof.

2.3 Title To Lots.
Title to each Lot in the Subdivision shall be held by the Owner of such Lot in fee simple, subject to the
provisions and limitations of this Declaration, excepting that title to the property dedicated to the
Condominium Project shall be held by the Owners of the Condominium Units in the manner provided by
the Declaration of Condominium.

2.4 Common Areas.

(a) Internal Roads:
All real property in the Subdivision designated as Internal Roads on the Plats are
and shall remain private property under the control and maintenance of the Association, and
Declarant's recording of the Plats shall not be construed as a dedication of the Internal Roads for
public use. The Internal Roads shall be constructed by Declarant and transferred to the Association at
any time at Declarant's sole discretion, but no later than when ninety percent (90%) of all Lots in the
Subdivision subject to this Declaration has been sold. All owners shall have the use and enjoyment of
the Internal Roads, subject to the provisions hereof and to such reasonable Rules and Regulations as
from time to time .are adopted by the Association. Operation and maintenance of the Internal Roads
shall be the responsibility of the Association.

(b) All other Common Areas are and shall remain private property under the control and maintenance
of the Association, and' Declarant's recording of the Plats shall not be construed as a dedication of any
such Common Areas to public use. Title to the Common Areas is vested in Declarant which shall
convey the Common Areas to the Association at any time in its discretion but no later than when ninety'
percent (90%) of the Lots in the Subdivision have been sold. The use and enjoyment of the Common
Areas and any improvements thereon shall be subject to the provisions hereof and to such Reasonable
Rules and Regulations as from time to time are adopted by the Association. Exclusive control and
responsibility over the maintenance, repair, modification and alteration of the
